Laminate Flooring Installation in Maryland, DC & Virginia
A laminate floor is only as good as its installation. We've been called to fix enough bad laminate jobs over the past 25 years to know that the product itself is rarely the problem — it's what happens between the subfloor and the finished surface that determines whether your floor looks and performs the way it should.
At 2020 Flooring, we handle every phase of laminate installation from the initial subfloor assessment through the final trim and transition work. Here's what that process actually involves, and why each step matters.
Before a Single Plank Goes Down — Subfloor Preparation
This is where most DIY installations and cut-rate contractors go wrong. Subfloor prep isn't glamorous, but it's the foundation of everything that follows.
Subfloor Assessment
Flatness
Laminate is a floating floor — it sits on top of the subfloor without being glued or nailed down. Any dip, hump, or unevenness in the subfloor translates directly into problems like flexing, creaking, poor locking, and premature joint wear. Industry standard calls for no more than 3/16 inch variation over a 10-foot span.
Moisture levels
We test every subfloor with a moisture meter before installation begins. For concrete slabs, we look for readings below the threshold specified by the laminate manufacturer. For plywood and OSB subfloors, we want moisture content below 12 percent. If levels are too high, we address the source before proceeding.
Structural soundness
We check for soft spots, loose panels, protruding fasteners, and any damage that could compromise the installation. In older homes, this can mean dealing with deterioration from past water damage or simply decades of use.
Subfloor Corrections
- Self-leveling compound applied to low spots in concrete to bring the surface within tolerance
- Grinding or sanding high spots on concrete slabs
- Replacing damaged plywood or OSB panels where the subfloor has deteriorated
- Securing loose subfloor panels with additional screws to eliminate squeaks and movement
- Installing a moisture barrier over concrete subfloors for slab-on-grade or below-grade installations
We don't charge for subfloor prep you don't need, and we don't skip prep you do need. This isn't an upsell — it's how professional installation works.
Not Sure What Your Subfloor Needs?
We'll inspect the space, check flatness and moisture, and explain exactly what your laminate installation requires before any work begins.
Underlayment — The Hidden Layer That Makes the Difference
Underlayment sits between the subfloor and the laminate planks. It's invisible once the floor is done, but you'll feel and hear the difference every day.
What Underlayment Does
Sound dampening
Without underlayment, laminate on a hard subfloor sounds hollow and cheap. Proper underlayment absorbs impact noise and reduces sound transmission to the room below.
Minor imperfection smoothing
Underlayment bridges tiny subfloor imperfections that are too small to level but large enough to telegraph through the laminate over time.
Moisture protection
Many underlayment products include an integrated vapor barrier, which is essential over concrete subfloors.
Thermal comfort
Underlayment adds a slight insulating layer that can make the floor feel warmer underfoot, especially over concrete in basements.
Types of Underlayment We Use
Standard foam (PE foam)
Basic cushioning and minor sound reduction. Adequate for upper-level rooms over plywood subfloors where moisture and noise are not primary concerns.
Cross-linked foam or IXPE
Denser, more durable, and better sounding than standard foam. This is our go-to for many residential installations on plywood subfloors.
Cork underlayment
Excellent sound reduction, especially for condos and multi-story homes where impact noise to the floor below matters.
Combination underlayment with vapor barrier
Required over concrete. The integrated plastic film helps prevent moisture from migrating into the laminate core.
Some laminate products come with underlayment pre-attached. When that layer is high quality, we do not add a second cushion layer. Over concrete, if a vapor barrier is still needed, we add only the barrier beneath it.

We'll help you match the product, underlayment, and installation method to your room, subfloor, and noise or moisture concerns.
The Installation Process
Acclimation
Before installation day, laminate planks need to acclimate to the temperature and humidity conditions of your home. We leave the material in the room where it will be installed for a minimum of 48 hours so the planks can reach equilibrium with the space.
Layout planning
Before we start clicking planks together, we plan plank direction, starting wall, stagger pattern, and required expansion gaps so the floor looks balanced and performs properly.
Click-lock installation
Modern laminate uses click-lock profiles that snap together mechanically without glue. We install row by row, check alignment regularly, and inspect each plank for defects before it goes down.
Cutting
Laminate cuts happen constantly during installation. We use miter saws, table saws, and jigsaws for clean cuts around rows, walls, vents, pipes, and obstacles, while keeping dust under control as much as possible.
Layout Planning
Direction of planks
We generally run laminate lengthwise in the direction of the longest wall or toward the primary light source. In hallways, planks run the length of the hall.
Starting wall
We identify the most visible wall and work outward so any cut row falls along the least visible wall.
Stagger pattern
End joints between rows are offset to avoid weak patterns and to create a more natural look across the floor.
Expansion gaps
We maintain a consistent expansion gap around the perimeter and at all fixed objects. This gap is hidden later, but it is absolutely critical to prevent buckling.

Transitions and Trim — The Details That Define Quality
This is where you can most clearly see the difference between professional installation and everything else.
Transition strips
Where laminate meets another floor, a doorway, or a change in elevation, transition strips bridge the gap. We use T-moldings, reducers, end caps, stair nosing, and carpet transitions as needed.
Door frames and casings
We undercut door frames and casings so the laminate slides beneath them for a cleaner, more professional finish. We do not leave visible gaps and hide them with caulk.
Baseboards and quarter-round
After the laminate is installed, baseboards go back on to cover the perimeter expansion gap. Depending on the project, we may reinstall existing baseboards, install new ones, or add quarter-round or shoe molding.
Special Installation Scenarios
Over existing flooring
Laminate can be installed over many existing hard floors as long as the surface is flat, clean, firmly bonded, and within tolerance. It should never be installed over carpet.
Stairs
Laminate on stairs requires individual plank fitting, adhesive, and stair nosing for each tread. It is more labor-intensive, but the result is clean and durable when done correctly.
Around radiant heat systems
Laminate is compatible with many radiant heat systems, but only if the product is rated for it and the system remains within the manufacturer's temperature limit.
Large open-concept spaces
In large continuous layouts, laminate can exceed the manufacturer's maximum span without an expansion break. We plan those breaks at natural transition points so the floor can move properly without disrupting the look.
After Installation — What to Expect
The First 48 Hours
We ask that you keep foot traffic light for the first day after installation and avoid placing heavy furniture back immediately. We will advise you on timing based on your project.
Normal Behavior
Laminate may produce light clicking or tapping sounds as it settles into its environment over the first few weeks. This is typical of a floating floor and usually diminishes over time.

Frequently Asked Questions
How long does laminate flooring installation take?
A single room can often be completed in a day, while larger multi-room or whole-home projects may take several days depending on square footage, furniture moving, transitions, trim work, and subfloor preparation.
Does laminate flooring need underlayment?
Yes, in most cases. Underlayment helps with sound control, minor smoothing, moisture protection, and thermal comfort. The exact underlayment depends on the subfloor and the product being installed.
Can laminate be installed over existing flooring?
Often, yes. Laminate can be installed over many existing hard floors if the surface is flat, clean, dry, firmly bonded, and within manufacturer tolerances. It should never be installed over carpet.
Why are expansion gaps important in laminate installation?
Laminate expands and contracts with temperature and humidity changes. Without proper expansion gaps around the perimeter and fixed objects, the floor can buckle.
What happens if the subfloor is not level?
An uneven subfloor can create hollow spots, flexing, creaking, locking problems, and premature joint wear. Proper subfloor preparation is one of the most important parts of a successful laminate installation.
Do you provide a warranty on laminate installation?
Yes. Every laminate installation by 2020 Flooring includes a workmanship warranty on our labor, and the product itself carries the manufacturer’s warranty.
Can laminate flooring be installed over existing floors?
In many cases, yes. Laminate can be floated over existing hard-surface floors like vinyl, tile, or hardwood as long as the surface is flat, stable, and in good condition. We assess every subfloor before installation.
What is the cost of laminate flooring installation?
Laminate installation costs vary based on square footage, subfloor condition, underlayment needs, and trim work. We provide free in-home estimates with transparent pricing — no hidden fees.

5.0on Google“We had a last minute major issue in the flooring we selected from another flooring installer on our kitchen renovation and addition. We had initially loved another flooring choice that we saw at 2020 Flooring. Unfortunately we found out it had been discontinued. Carol from 2020 Flooring went above and beyond to help us locate the amount of LVP flooring we needed by scouring the country. She found just the right amount and was able to get the order expedited so we could continue on the time schedule with our general contractor. Bobby from 2020 Flooring was great in helping us remedy an issue with the subfloor. We now have the exact flooring we wanted which has made our new kitchen and addition complete. Can't thank them enough!”
