Carpet Tile Calculator

Divide your net floor area by the area of one tile, then add an installation allowance and round up to full cartons. A 24" × 24" tile covers 4 sq ft, so a 918 sq ft floor needs about 230 tiles before waste — but you buy cartons, not tiles. With a 6% installation allowance, a 5% replacement reserve and 80 sq ft cartons, that becomes 13 cartons, or 1,040 sq ft of material. The calculator above does all of this, including the carton rounding most estimates skip.

Because that is what you actually buy. Multiplying 918 sq ft by a per-square-foot price understates the order every time, since the last carton is never a partial one. Rounding also has to happen once for the whole project rather than room by room: a 74 sq ft room and an 81 sq ft room are four cartons if you round each separately, but only three if you combine them first. The calculator rounds at product level for exactly this reason.

Less than broadloom — that is one of the main reasons to use tile. A large, simple room in a random or non-directional lay needs only 2-4%. A normal rectangular installation is around 5%, multiple rooms 5-8%, ashlar or brick layouts 7-10%, and herringbone or complex layouts 10-15%. The calculator recommends a percentage based on your room count, room shapes, obstructions and chosen pattern, and you can override it.

Installation waste is consumed during the install — offcuts around walls, columns and doorways. A replacement reserve is extra tiles kept in storage for future repairs. They are separate numbers and should be budgeted separately. A reserve matters more with carpet tile than with any other floor, because dye lots change: a damaged tile replaced from your own reserve is invisible, while one ordered three years later rarely matches.

In the DMV, commercial carpet tile typically runs $5.50-$9.00 per square foot installed in 2026 — roughly $3.25-$5.00 for specification-grade material, $1.50-$2.25 for installation labor, plus adhesive, subfloor preparation and removal of the existing floor. Budget and residential-grade tile can land closer to $3.50-$5.00 installed. Contract pricing on brands like Interface, Shaw Contract and Tarkett is often well below published retail, so enter your own price in the calculator once you have a supplier quote.

Random or non-directional wastes the least material and hides soil and seams best, which is why it dominates offices and schools. Quarter turn gives the classic checkerboard. Monolithic sweeps in one direction like broadloom and shows traffic patterns most. Ashlar and brick offset the rows or columns for a more architectural look at 7-10% waste. Herringbone needs a plank tile and is the most cutting-intensive at 10-15%, but nothing else looks like it. Always confirm the pattern is approved for your specific product.

For offices, waiting areas and corridors, yes — cleanable, PVC-free modular carpet is specified in healthcare constantly, and the acoustic benefit is real. For clinical and treatment spaces it is usually the wrong choice, and many facilities prohibit it outright. Confirm your infection-control and cleanability requirements before specifying carpet in any patient-care area; the calculator flags this when you select a clinical space.
