It depends on which kind of sheet the rooms need. Seam-sealed sheet in apartment units, rental turnovers and senior living is one of the lowest-cost floors we install, typically about $3.50 to $7 per square foot installed. Heat-welded commercial sheet with a coved base, the specification for clinics, labs and school wet rooms, plans higher at roughly $9 to $14 per square foot because of the product, the welding and the cove work. Subfloor preparation, moisture mitigation, removal of old flooring and after-hours scheduling come on top, and multi-unit programs are priced per unit once a sample unit is measured. Every estimate we write lists those items separately.

It depends on the sheet. Mannington Platinum carries the Lifetime Residential and 8 yr Light Commercial warranties, which suits apartments, senior living units and light commercial rooms. Jumpstart carries no commercial warranty, so we use it for rental turnovers and utility rooms. Clinics, labs, schools and food service need a commercial-grade sheet with heat-welded seams, which we specify to the project's traffic, cleaning chemicals and code requirements.

Residential and multifamily sheet is joined with a liquid seam sealer that fuses the two edges. Commercial-grade sheet is heat-welded: a groove is routed along the seam and a vinyl rod is melted into it, so the seam becomes part of the floor. Heat welding is what healthcare, labs and commercial kitchens require, because it leaves no gap for liquid or bacteria.

Sheet vinyl wins where water, sanitation and budget lead: it has few or no seams, costs less installed, and a heat-welded floor with coved base is the standard in clinical rooms. Luxury vinyl tile and plank win where looks and repairs lead: a damaged plank can be swapped out, and it reads more like real wood or stone in offices and retail. Many buildings use both, LVT in the public areas and sheet in the wet rooms.

Often, yes. A single layer of well-bonded resilient flooring or a flat, sound tile floor can usually be skimmed with embossing leveler and covered, where the manufacturer allows it, which saves the cost and dust of tear-out. Cushioned or loose flooring, multiple layers, or anything that may contain asbestos stays put until it has been assessed. We check on the site visit.

A unit kitchen, bath or laundry room is usually a single day. Larger common areas take longer, mainly for subfloor preparation. We work after hours, on weekends, or in phases floor by floor so residents, patients and staff keep using the building.

Platinum is rated waterproof by Mannington, and with few or no seams, water stays on the surface. Jumpstart's spec sheets say it is not waterproof, so we keep it out of rooms likely to flood. Either way, the subfloor and the wall edge are what let water through, which is why seam placement, sealing and base detailing matter as much as the product.

Yes. Flash cove runs the sheet up the wall on a cove stick and finishes it under a cap strip, so floor and wall form one continuous surface with no corner to collect dirt. It is common in healthcare, labs and food service, and we install it wherever the project calls for it.
