Terrazzo Floor Restoration

Full restoration is a multi-step diamond grinding process that removes decades of scratches, etching, wear paths, lippage, and failed coatings. We grind with progressively finer diamond abrasives, hone the surface flat, polish it to the sheen you choose, and finish with a penetrating sealer. The floor comes back looking the way it did the day it was poured.

We restore both poured-in-place terrazzo (cement and epoxy matrix) and pre-cast terrazzo tile, from mid-century lobbies, schools, and churches to original terrazzo entries, sunrooms, and basements in DC, Maryland, and Northern Virginia homes.

Terrazzo Polishing & Refinishing

If your terrazzo has gone dull, hazy, or patchy but has no cracks or deep damage, honing and polishing alone brings the shine back. We hone out light scratches and traffic wear, then polish mechanically to a satin, semi-gloss, or mirror finish. No acrylic wax or topical coating is used, so there is nothing to strip or yellow later.

Polishing is faster, quieter, and less expensive than full restoration, and it is the right scope for most floors that have been cleaned regularly. Commercial floors are usually re-polished on a maintenance cycle to keep lobbies at a consistent gloss.

Terrazzo Repair: Cracks, Chips & Divider Strips

Cracks, chips, gouges, and popped divider strips do not mean the floor is finished. We fill damaged areas with color-matched terrazzo patch blended to the surrounding aggregate, re-seat or replace loose brass and zinc divider strips, and fill the holes left by removed fixtures, partitions, or carpet tack strip.

Repairs are made before grinding, then ground and polished with the rest of the floor so they read as part of the field rather than as patches. Where a crack follows a structural joint in the slab, we tell you so and recommend a control joint instead of a fill that will reopen.

Terrazzo Sealing

Terrazzo is porous, cement-matrix terrazzo especially, and a worn seal lets in stains, moisture, and cleaning chemicals. We apply penetrating sealers that protect the surface without changing its appearance. Sealing is part of every restoration and polishing job, and is available on its own for floors that are otherwise in good condition.

Terrazzo Cleaning

Many floors that look worn are simply dirty: years of wax build-up, topical coatings, and residue from acidic or oil-based cleaners. Deep cleaning and stripping removes those layers and often reveals a floor that only needs polishing. For ongoing care we recommend a neutral-pH cleaner and a dust mop; vinegar, bleach, and citrus cleaners etch the marble chips.

Found Terrazzo Under Your Carpet?

Many 1950s and 1960s homes in Bethesda, Chevy Chase, Arlington, and McLean have original terrazzo hidden under carpet or vinyl, often in better shape than the floor on top of it. We pull the tack strip, remove the adhesive, fill the nail holes along the walls, and grind and polish the floor back to its original color. It is one of the best-value floor projects in an older DMV home.
