Terrazzo Floor Restoration
Full restoration is a multi-step diamond grinding process that removes decades of scratches, etching, wear patterns, and failed coatings from the surface of the terrazzo. We grind with progressively finer diamond abrasives, hone the surface flat, and polish it back to a satin or high-gloss finish — then protect it with a fresh penetrating sealer. The result is a floor that looks the way it did the day it was poured, often better.
We restore both poured-in-place terrazzo (cement and epoxy matrix) and pre-cast terrazzo tile, in buildings of every age — from mid-century lobbies and schools to historic DC rowhomes with original terrazzo entries and sunrooms.
Terrazzo Repair — Cracks, Chips & Divider Strips
Cracks, chips, gouges, and popped divider strips do not mean the floor is finished. We repair damaged sections with color-matched terrazzo fill blended to the surrounding aggregate, re-seat or replace damaged divider strips, and fill voids and holes left by removed fixtures or partitions. After repair, the patched areas are ground and polished with the rest of the floor so they disappear into the field.
Terrazzo Sealing
Terrazzo is porous — cement-matrix terrazzo especially — and an unsealed or worn-sealed floor absorbs stains, moisture, and cleaning chemicals. We apply penetrating sealers that protect the surface without changing its appearance, and we can refresh the seal on a maintenance schedule for commercial floors that see heavy traffic. Sealing is included in every full restoration and available as a standalone service for floors that are otherwise in good shape.
Terrazzo Refinishing & Polishing
If your terrazzo has gone dull, hazy, or patchy but has no structural damage, mechanical polishing alone can bring the shine back. We hone out light surface wear and polish to the sheen level you want — from a low-maintenance satin to a mirror gloss. Polishing is faster and less invasive than full restoration and is the right call for floors that are maintained regularly.
