Laminate Flooring in Maryland, DC & Virginia
Laminate flooring has come a long way from the thin, hollow-sounding planks that gave it a bad reputation in the early 2000s. Today's laminate is a serious contender for any room in your home — and after 25 years of installing every type of floor imaginable, we can tell you that modern laminate deserves a second look from homeowners who may have written it off years ago.
At 2020 Flooring, we carry laminate products that fool even seasoned contractors at first glance. The printing and texturing technology has advanced to the point where you genuinely have to get on your hands and knees to tell the difference between a quality laminate and real hardwood. That's not sales talk — it's just where the industry is now.
What Exactly Is Laminate Flooring?
Laminate is an engineered floor made up of four distinct layers, each serving a specific purpose.
When these four layers are fused together under high pressure and temperature, you get a plank that's remarkably stable, resistant to wear, and easy to maintain.
Wear layer
A clear, hard aluminum oxide coating that protects against scratches, stains, and fading. This is what determines how long your floor keeps its appearance. The thicker and harder this layer, the longer your floor holds up.
Design layer
A high-resolution photographic image printed onto decor paper. This is what gives laminate its appearance — wood grain, stone, tile, or any pattern the manufacturer can photograph and reproduce.
Core board
A dense fiberboard (HDF or MDF) that provides the structural rigidity of the plank. HDF cores are denser and more stable, which is why we recommend them for most installations in the DMV area where humidity shifts between seasons.
Backing layer
A melamine or resin-treated bottom layer that balances the plank and resists moisture from the subfloor.
Why Homeowners in the DMV Choose Laminate
We serve homeowners across Bethesda, Rockville, Silver Spring, Arlington, and throughout the DC metro area. Here's why laminate keeps showing up in our project consultations:
It handles real life
Families with kids, dogs, and heavy foot traffic need a floor that will not show every scuff and scratch within the first year. Laminate’s wear layer is tested against thousands of abrasion cycles before it ever reaches your home. We have seen laminate floors in households with three large dogs that still look sharp after eight years.
It's budget-friendly without feeling cheap
Laminate gives you the look of hardwood or stone at a fraction of the material cost. For homeowners renovating multiple rooms or an entire level of the house, that savings adds up fast — and the visual result is genuinely impressive.
It handles DMV humidity better than you'd expect
Our region swings from humid summers to dry winters, and that seasonal shift is hard on floors. Quality laminate with an HDF core and tight locking systems handles these swings without the gapping and cupping issues you sometimes see with solid hardwood.
It's low maintenance
No refinishing. No special cleaners. No resealing. Sweep it, damp-mop it occasionally, and it stays looking the way it did when we installed it.
Laminate Products We Carry and Recommend
Not all laminate is created equal. The difference between a bargain-bin laminate and a professional-grade product is night and day — in how it looks, how it sounds underfoot, how it holds up, and how it installs. Here's what we look for when selecting the products we stand behind.
AC Ratings — The Durability Standard You Should Know
The industry uses an AC (Abrasion Class) rating system from AC1 to AC6. Here's the honest breakdown:
AC3
Suitable for residential rooms with moderate traffic. Bedrooms, guest rooms, home offices. Solid for spaces that don't take daily punishment.
AC4
Our most recommended rating for general residential use. Handles kitchens, living rooms, hallways, and homes with pets. This is the sweet spot where durability meets value for most DMV homeowners.
AC5
Commercial-grade durability. We recommend this for high-traffic residential areas, finished basements that double as entertainment spaces, and light commercial applications like small offices or retail spaces.
If someone tries to sell you AC2 for anything other than a closet, walk away.
Thickness Matters More Than People Realize
Laminate planks typically range from 6mm to 14mm in thickness. Here's what those numbers mean in your daily life:
6–7mm
Entry-level. You'll feel the subfloor underneath, and the sound will be hollow and plasticky even with underlayment. We generally steer clients away from this range unless budget is the only priority.
8–10mm
The standard for quality residential laminate. Feels solid underfoot, installs cleanly, and provides good sound dampening with proper underlayment. This is where most of our projects land.
12–14mm
Premium territory. These planks feel substantial — closer to engineered hardwood in weight and sound. The thicker core also means tighter, more stable click-lock connections. If you're putting laminate in a main living area where you want it to feel like real wood, this is the range to consider.
Texture and Finish Options
Modern laminate texturing is genuinely remarkable. The options we carry include:
Embossed in Register (EIR)
The texture on the surface lines up exactly with the wood grain pattern in the image layer. When you run your hand across the plank, the grooves follow the grain. This is the gold standard for realistic laminate, and it's what we recommend for any space where appearance matters.
Hand-scraped texture
Mimics the look and feel of hand-scraped hardwood. Popular for farmhouse and rustic aesthetics, and it does a good job hiding minor scuffs.
Wire-brushed texture
Subtle linear texture that replicates wire-brushed hardwood. Clean, contemporary look that works well in modern homes throughout Arlington, Bethesda, and Chevy Chase.
Smooth and matte finishes
Available but less popular now. Smooth laminate tends to show scratches more readily and doesn't have the visual depth of textured options.
Plank Sizes and Visual Impact
The trend in laminate has followed the trend in hardwood — wider and longer planks. Here's what we typically work with:
Standard planks
Traditional look, works anywhere, and the most economical option. Typically around 5 inches wide and 48 inches long.
Wide planks
Usually 7 to 8 inches wide and 48 to 54 inches long. Opens up a room visually. Fewer seams mean a cleaner, more modern appearance. This is our most popular configuration right now.
Extra-long planks
Up to 72 inches or longer. Dramatic visual impact, especially in open-concept spaces. Requires a flatter subfloor to install properly, which we'll assess during your consultation.
Water Resistance — A Critical Consideration
Traditional laminate and water were enemies. That's changed significantly, but you need to understand the distinctions:
Standard laminate
The HDF core will swell if exposed to standing water. Fine for bedrooms, living rooms, and hallways. Not recommended for bathrooms, laundry rooms, or below-grade basements with moisture concerns.
Water-resistant laminate
Features tighter locking systems and wax-coated edges that prevent water from penetrating the seams. Can handle spills and splashes for a reasonable period, usually up to 24 to 48 hours. Good for kitchens and entryways.
Waterproof laminate
Uses a rigid polymer or stone-composite core instead of traditional HDF. These products can handle standing water indefinitely and are suitable for bathrooms, basements, and laundry rooms. They blur the line between laminate and luxury vinyl plank, and we carry several options for homeowners who want the look of laminate with full water protection.
For DMV homes with finished basements — and we do a lot of basement flooring in Rockville, Gaithersburg, and Germantown — we'll be straightforward about whether standard laminate is appropriate or whether a waterproof option is the better call. Where Laminate Works Best (And Where It Doesn't)
Ideal applications:
- Living rooms and family rooms
- Bedrooms and home offices
- Hallways and staircases (with proper nosing)
- Kitchens (water-resistant or waterproof products)
- Finished basements (waterproof products)
- Rental properties and investment homes
Think twice:
- Full bathrooms with showers or tubs (unless using a truly waterproof product)
- Sunrooms with direct, all-day sun exposure (UV can fade the design layer over time)
- Rooms with floor drains or known moisture issues below the slab
We'll always give you an honest recommendation during your in-home consultation. If laminate isn't the right call for a particular room, we'll tell you — and suggest what is.
How Laminate Compares to Other Flooring Options
We get asked this constantly, so here's the unvarnished comparison from someone who installs all of these products:
Laminate vs. Hardwood
Hardwood is a natural product with warmth and character that laminate replicates but doesn't fully match. But hardwood scratches more easily, requires periodic refinishing, costs significantly more, and reacts more dramatically to humidity changes. For many families, laminate delivers 90% of the look at 40% of the cost with less maintenance.
Laminate vs. Luxury Vinyl Plank (LVP)
LVP is inherently waterproof and slightly softer underfoot. Laminate is harder, more scratch-resistant, and many people feel it looks more convincingly like real wood. The choice often comes down to the room: LVP for wet areas, laminate for living spaces.
Laminate vs. Engineered Hardwood
Engineered hardwood has a real wood veneer and can be refinished once or twice. It's a step up in authenticity and a step up in price. If you value having actual wood on your floor and the budget allows, engineered hardwood is a great option. If you want the look without the premium, laminate closes the gap more each year.

Frequently Asked Questions
What exactly is laminate flooring?
Laminate is an engineered floor made up of four distinct layers: a wear layer, design layer, core board, and backing layer. When these layers are fused together under high pressure and temperature, the result is a stable, durable, and easy-to-maintain flooring product.
What AC rating is best for most homes?
For most homes in Maryland, DC, and Northern Virginia, AC4 is the sweet spot. It handles kitchens, living rooms, hallways, and homes with pets while balancing durability and value.
How thick should laminate flooring be?
Most quality residential laminate falls in the 8mm to 10mm range. Premium 12mm to 14mm laminate feels even more substantial and realistic, while 6mm to 7mm products are usually more entry-level and less desirable unless budget is the top priority.
Is laminate flooring waterproof?
Not always. Standard laminate is best for dry rooms, water-resistant laminate handles everyday spills better, and waterproof laminate is better suited for bathrooms, basements, and laundry rooms where extra moisture protection matters.
Where does laminate flooring work best?
Laminate works especially well in living rooms, family rooms, bedrooms, home offices, hallways, staircases with proper nosing, kitchens with the right product, finished basements with waterproof products, and rental properties.
How does laminate compare to hardwood or LVP?
Laminate gives you much of the look of hardwood at a lower cost with less maintenance. Compared with LVP, laminate is harder, often more scratch-resistant, and many homeowners feel it looks more convincingly like real wood in dry living spaces.

5.0on Google“We had a last minute major issue in the flooring we selected from another flooring installer on our kitchen renovation and addition. We had initially loved another flooring choice that we saw at 2020 Flooring. Unfortunately we found out it had been discontinued. Carol from 2020 Flooring went above and beyond to help us locate the amount of LVP flooring we needed by scouring the country. She found just the right amount and was able to get the order expedited so we could continue on the time schedule with our general contractor. Bobby from 2020 Flooring was great in helping us remedy an issue with the subfloor. We now have the exact flooring we wanted which has made our new kitchen and addition complete. Can't thank them enough!”
“As an architect, from the moment we walked into 2020 Flooring, upon seeing a standout recommendation on NextDoor, I was immediately impressed with Bobby and Carol's technical expertise, friendliness and professionalism. They asked the right questions, took their time to weigh flooring options for us without pressure and worked hard to meet our budget for new floors for our townhome. They committed to a date for installation and made it work. Their crew, led by Mariano, was highly competent, discrete, meticulous and worked long hours to complete the job in time. They stand by their work proudly and their warranty is better than anyone else's. Our new floors are fabulous and we wholeheartedly recommend 2020 Flooring!”
“I spent many hours trying to select a quality vinyl floor with the right color combination for my house and Carol at IDESIGN made the job easy with a great selection that I am very satisfied with. In general IDESIGN carries a good selection of quality floors but the added value of Carol's design expertise made the difference and I greatly benefited from her help. Thanks Carol😊”
