What Drives Laminate Flooring Pricing?
AC Durability Rating
Measured AC1–AC6. AC3 suits low-traffic bedrooms; AC4 is the residential sweet spot; AC5–AC6 is commercial-grade. Higher ratings cost more and carry longer warranties.
Thickness & Core
Planks run 6–14mm. Thicker HDF cores (10–12mm) feel and sound like real wood, lock tighter, and command a premium over thin 7mm entry-level boards.
Water Rating
Standard laminate is dry-room only. Water-resistant seals add roughly $0.30–$0.50/sq ft; true waterproof rigid-core laminate for baths and basements adds $0.75–$1.25/sq ft.

Laminate Flooring Cost FAQs
How much does laminate flooring cost installed per square foot in 2026?
In the DMV, laminate flooring typically runs $4–$8 per square foot installed in 2026 — roughly $1.50–$5 per square foot for materials depending on brand, thickness, and water rating, plus $2–$4 per square foot for professional installation labor. Budget click-lock laminate installs at the low end; premium 12mm waterproof laminate from brands like Pergo Extreme or Quick-Step lands at the top. Use the calculator above to price your specific room and brand.
How much is the labor cost to install laminate flooring?
Laminate installation labor generally runs $2–$4 per square foot in the Maryland, DC, and Northern Virginia market. Labor climbs toward the top of that range for rooms needing subfloor leveling, old-floor removal, stairs with nosing, and layouts with many doorways and angled cuts. A clean, flat subfloor with a simple rectangular layout sits at the low end.
Is laminate cheaper to install than hardwood or luxury vinyl?
Usually, yes. Laminate materials cost less than solid or engineered hardwood, and its click-lock floating install is faster than nail-down hardwood, so labor is lower too. Compared with luxury vinyl plank, laminate and LVP are close on price — laminate is often a bit cheaper on materials, while LVP wins in wet areas. See our laminate vs. LVP guide and the LVP cost calculator to compare side by side.
Does the calculator include underlayment and subfloor prep?
It can. Underlayment (or a vapor barrier over concrete) is toggled on by default because most laminate needs it unless the planks have an attached pad. Subfloor prep and leveling is an optional add-on — laminate needs a flat subfloor to lock tightly, so budget for it if your floor is uneven. Old-floor removal, transitions, and stair nosing are also optional line items.
What AC rating and thickness should I budget for?
For most DMV homes, AC4 durability and 9–10mm thickness is the value sweet spot — it handles kitchens, living rooms, hallways, and pets. Step up to AC5 and 12mm for high-traffic areas, basements, or a floor that should feel like real hardwood underfoot. Thicker, higher-AC, and waterproof-core products cost more, which the calculator reflects as you change brands and water grade.
