Our Refinishing Process: Sand, Stain, Seal

Sand

We begin with coarse-grit sanding to remove the existing finish, stain, and any surface damage. We then progress through medium and fine grits to create a perfectly smooth surface. Edges and corners are carefully sanded with specialized edging equipment. Our dustless system captures debris throughout the entire process, keeping your home clean.

Stain

Once the wood is sanded smooth, we apply your chosen stain color evenly across the entire floor. We work in manageable sections to ensure consistent color with no lap marks or dark spots. Before staining the entire floor, we always apply test samples in a discreet area so you can approve the exact color. If you prefer a natural look, this step can be skipped in favor of a clear finish.

Seal

We apply two to three coats of premium polyurethane finish to protect the wood and lock in the stain color. You can choose between oil-based polyurethane for a warm, amber tone and superior durability, or water-based polyurethane for a crystal-clear finish that does not yellow over time. Each coat is lightly buffed between applications for a smooth, professional result.

Days 3 to 5: Sealing coats with drying time between each

Note: Floors can typically be walked on with socks after 24 hours. Full cure takes 7 to 10 days, during which you should avoid placing rugs and heavy furniture.
