Stain Color Options

Refinishing is the perfect opportunity to change the color of your hardwood floors. Natural & Light Tones

Medium & Warm Tones

Provincial, special walnut, English chestnut, and early American. These medium-range stains add warmth without being too dark. They are the most versatile choice, complementing both traditional and transitional home designs.

Our Refinishing Process: Sand, Stain, Seal

Sand

We begin with coarse-grit sanding to remove the existing finish, stain, and any surface damage. We then progress through medium and fine grits to create a perfectly smooth surface. Edges and corners are carefully sanded with specialized edging equipment. Our dustless system captures debris throughout the entire process, keeping your home clean.

Stain

Once the wood is sanded smooth, we apply your chosen stain color evenly across the entire floor. We work in manageable sections to ensure consistent color with no lap marks or dark spots. Before staining the entire floor, we always apply test samples in a discreet area so you can approve the exact color. If you prefer a natural look, this step can be skipped in favor of a clear finish.

Seal

We apply two to three coats of premium polyurethane finish to protect the wood and lock in the stain color. You can choose between oil-based polyurethane for a warm, amber tone and superior durability, or water-based polyurethane for a crystal-clear finish that does not yellow over time. Each coat is lightly buffed between applications for a smooth, professional result.

Days 3 to 5: Sealing coats with drying time between each

Most hardwood floor refinishing projects in the Maryland and DC area are completed in 3 to 5 days, depending on the size of the area, the number of polyurethane coats, and whether stain is applied. Here is a typical schedule:

Note: Floors can typically be walked on with socks after 24 hours. Full cure takes 7 to 10 days, during which you should avoid placing rugs and heavy furniture.

The sheen level of your polyurethane finish dramatically affects the look of your refinished floors. We offer the full range of options to match your style:

Matte

Hardwood Refinishing FAQs

Most hardwood floors should be refinished every 7–10 years with normal use. High-traffic areas like hallways and kitchens may need it sooner. Signs it's time include visible scratches, dullness, graying, or worn-through finish.

Typically 3–5 days for a standard room. Day 1: sanding. Day 2: staining (if changing color). Days 3–4: polyurethane coats with drying time between. You can walk on the floors in socks after 24 hours but should wait 72 hours for furniture.

Yes! Refinishing is the perfect opportunity to change your floor color. We offer dozens of stain options from natural to dark ebony. We always do a stain test on your actual floor so you can approve the color before we proceed.

Our dustless sanding system captures 98–99% of dust at the source. While not 100% dust-free, it dramatically reduces mess compared to traditional sanding. We still recommend covering sensitive items and sealing doorways to adjacent rooms.

Spring 2026: Perfect Weather for Refinishing

Low humidity and mild temperatures in spring create ideal drying conditions for polyurethane finishes. Floors cure faster and more evenly, and you can ventilate easily with open windows. Book now for best results.

Expert Tips From Our Installers

Water-based polyurethane dries clearer and faster than oil-based, but oil-based creates a richer amber tone. For a modern, natural look choose water-based. For traditional warmth, go oil-based.

If you have engineered hardwood, check the veneer thickness before refinishing. Veneers under 2mm generally cannot be sanded — only screened and recoated.
