What We See Under Carpet in the DMV — Local Insights

Housing stock in this region is old enough and consistent enough that we can usually predict what is under a carpet before we lift it. Here is what actually turns up, neighborhood by neighborhood.

Montgomery County colonials & split-levels

In Bethesda, Rockville, Silver Spring, and Chevy Chase, homes built between the 1940s and the 1970s almost always have 2¼-inch red oak strip flooring under the carpet on the main and upper levels. It is frequently in good enough shape to refinish rather than replace — and it is the single best outcome of a carpet tear-out, because refinishing usually costs less than buying a new floor.

In Washington DC rowhouses, carpet is often stapled over original pine or oak that has already been sanded once or twice by previous owners. Narrow, steep stair runs and no rear alley access mean debris usually goes out the front door and down a public sidewalk — we plan protection and parking for that in advance rather than discovering it on the day.

Post-war homes in Arlington and Alexandria hide oak under carpet as reliably as their Maryland counterparts. Garden-style condos in Falls Church and McLean are a different story: carpet is usually glued directly to a concrete slab, which puts removal in the higher pricing band.

Basements below grade

DMV summers are humid and much of this region sits on clay soil that holds water against foundation walls. Basement carpet over a slab traps that moisture, and the musty smell homeowners blame on the carpet is usually the slab beneath it. Once the carpet is out we take moisture readings before recommending a replacement — which is why we steer most basements toward waterproof flooring rather than more carpet.

Pre-1980 homes: check before you scrape

Older homes in Takoma Park, inner Silver Spring, Capitol Hill, and older Arlington neighborhoods can have 9x9 vinyl-asbestos tile or black cutback adhesive under the carpet and pad. Lifting the carpet is not the hazard — disturbing that layer is. Our policy is to stop, leave it undisturbed, and tell you so a licensed inspector can test it. Often the right answer is to leave it sealed in place and float a new floor over the top.

High-rise condos & buildings with a management office

Buildings along the Rockville Pike and Wisconsin Avenue corridors, in Arlington's Rosslyn–Ballston corridor, and around Tysons typically require a certificate of insurance on file, a reserved service elevator, and work confined to weekday business hours. We carry the insurance, file the paperwork with your management office ahead of time, and schedule the tear-out inside the window your building allows — a detail that derails more condo flooring projects than anything technical.

Why Disposal Is the Part Homeowners Regret Skipping

Carpet is not regular curbside trash anywhere in this region. Montgomery County, Prince George's County, the District, Arlington, and Alexandria all treat it as bulk waste — which generally means an appointment, limits on how many pieces you can set out at once, and rules about cutting it into manageable, tied bundles. Miss any of those and the rolls sit on your curb until the next scheduled window.

A 2,000 square foot house yields roughly a pickup-truck bed and a half of rolled carpet and pad. Carpet Is Out — What Should Go Back Down?

The inspection we hand you after removal is meant to make this decision easy. Here is how most of our DMV clients choose, based on what the subfloor turned out to be and which room it is.

Found solid hardwood in decent condition

Refinish it. Sanding and recoating original oak is almost always cheaper than a new floor, and it is the finish buyers in this market look for. Staples and tack-strip holes are filled during prep.

Found damaged or missing hardwood

Board replacement and lacing-in new material into an existing floor is routine work for us. If the damage is too widespread, new solid or engineered hardwood is the next step.

Plywood subfloor, busy household

Luxury vinyl plank is the most-requested replacement we install after carpet removal — waterproof, scratch-resistant, quiet underfoot, and forgiving of the minor subfloor imperfections a tear-out exposes. Laminate is the budget alternative.

Basement slab or moisture present

Do not put carpet back over a slab that reads high on a moisture meter. Waterproof rigid-core flooring over a proper underlayment is the standard we recommend for below-grade rooms in this region.

Pets in the house

If you removed the carpet because of pet accidents, replacing it with more carpet repeats the problem. Pet-safe, scratch-resistant surfaces with sealed seams solve it permanently.

Nothing beats carpet in a bedroom for warmth and quiet. Removal and reinstallation the same week is the most common package we run, and bundling the two lowers the removal cost.

Stairs, Rentals & Commercial Tear-Outs

Stairs carry the most staples in the house — often 60 to 100 per step once you count both the carpet and the pad. They are priced per tread rather than per square foot for exactly that reason. While the treads are bare we check every nosing for splits and tell you whether repairs are needed before new stair carpet or a runner goes down, or before the stairs are refinished as exposed hardwood.

Rental turnovers and multifamily units run on a clock. We schedule removal and replacement back to back so a unit is not sitting vacant waiting on a subfloor. Flooded or water-damaged carpet is time-sensitive. Mold can establish in wet carpet pad within 24 to 48 hours, so wet material has to come out immediately rather than waiting for a scheduled appointment. We offer emergency floor repair and water damage response throughout Maryland.

Should You Remove Carpet Yourself?

Sometimes, yes. A single spare bedroom with a plywood subfloor, no pets, no stairs, and a truck you can borrow is a genuinely reasonable weekend project. Rent a utility knife with plenty of blades, wear knee pads and a respirator, and budget three to four hours — most of which will go to staples, not carpet.

Call a professional when any of these apply: there is hardwood underneath you want to keep, the carpet is glued down, there are stairs, there is pet urine or water damage, the home was built before 1980, you live in a condo building with a management office, or you have no way to legally dispose of the material. In those cases DIY typically costs more once you add tool rental, dump fees, and the repair bill for a subfloor that got gouged during removal.

The most expensive version of this job is a floor that gets damaged coming up. Prying tack strip out of red oak with a flat bar splits the boards along the perimeter, and that repair costs more than the removal ever would have.

How much does carpet removal cost in Maryland, DC, and Northern Virginia?

Most residential carpet removal in our service area runs $0.75 to $1.25 per square foot including padding, tack strip, staples, and same-day haul-away. A typical 12x15 bedroom lands around $200 to $300, and a 2,000 square foot whole-home tear-out generally falls between $1,500 and $2,500. Glue-down carpet, water-damaged carpet, and stairs are priced separately. Every figure is a pre-inspection estimate — final pricing is confirmed only after an on-site inspection.

Is carpet removal included when you install new flooring?

It is usually reduced or waived. When 2020 Flooring installs your replacement floor, removal of the old carpet is folded into the project and typically costs between nothing and $0.60 per square foot rather than the standalone rate. The reason is simple: our crew is already on site with a truck, and the subfloor prep overlaps with the new installation. Do you remove the tack strips and staples too?

Yes, on every job. Leaving tack strip and staples behind is the single most common shortcut in low-bid carpet removal, and it creates real problems: staples tear sanding belts during hardwood refinishing, and even one missed staple telegraphs through luxury vinyl plank as a visible bump. A standard bedroom perimeter can hold 400 to 800 staples. We pull all of them and sweep the subfloor so it can be inspected properly.

What is under my carpet — is there hardwood?

In this region, very often yes. Homes built in Montgomery County, Arlington, and the District between roughly 1920 and 1975 were commonly finished with 2¼-inch red oak strip flooring, and carpet was laid directly over it in later decades. We lift a corner during the free inspection so you can see before committing. How do you dispose of the old carpet?

Glue-down carpet is the exception — scraping cured adhesive off a basement slab can take two to three times as long as pulling the same square footage of stretch-in carpet. When removal and new installation are booked together, we usually remove in the morning and begin installing the same afternoon.

Do I need to move the furniture myself?

No, though moving small items, electronics, and anything fragile or irreplaceable ahead of time keeps the job moving and lowers your cost. Our crews move standard furniture as part of the job. Piano, safe, aquarium, and oversized wall-unit moves are quoted separately because they need specialist handling.

Will removing the carpet make my house smell better?

Usually, and sometimes dramatically. Carpet and padding hold years of dust, dander, and moisture, and in humid DMV summers a basement carpet over a slab can develop a persistent musty odor that no cleaning will fix. Removal eliminates the reservoir. If the odor is from pet urine, the carpet alone is not enough — the subfloor beneath it has to be sealed or replaced, which we identify during the inspection rather than after the invoice.
