Water Damage & Flooded Floor Repair
Stop the damage before it spreads
A burst pipe, overflowing appliance, or heavy rain can soak your floors in minutes. Water moves fast — it gets under planks, soaks into the subfloor, and creates the perfect conditions for mold.
We respond quickly. Our team dries out the area, removes damaged material, and rebuilds your floor to match its original look.
We serve all major Maryland cities: Bethesda, Rockville, Silver Spring, Gaithersburg, College Park, Bowie, Annapolis, and more.
Flooded Floor? What to Do in the First 24 Hours
What you do before we arrive determines how much of your floor can be saved. Mold can establish in 24–48 hours, and standing water doubles its damage every few hours it sits. Work through these steps as soon as it is safe:
- 1Stop the water source — shut the supply valve for plumbing leaks, or wait until storm water recedes before starting cleanup.
- 2Remove standing water fast with a wet/dry vacuum, mop, or towels. Every hour of standing water pushes moisture deeper into the subfloor.
- 3Move furniture and rugs off the wet area — wet rug backing traps moisture against the floor and accelerates staining and warping.
- 4Run fans and a dehumidifier pointed at the wet area, and open windows if outdoor humidity is low.
- 5Do not turn on radiant floor heat or blast the furnace — rapid, uneven drying makes hardwood cup and crack worse.
- 6Photograph everything for your insurance claim before cleanup and repairs begin.
- 7Call us at (301) 881-1115 — the sooner we assess moisture levels in the subfloor, the more floor we can save.
How Water Damage Affects Each Type of Floor
Whether a flooded floor can be repaired or needs replacement depends mostly on the material and how long the water sat:
Hardwood
The most saveable floor if you act fast. Caught within a day or two, cupped boards often flatten as they dry and can be sanded and refinished. Boards that buckle off the subfloor or stay swollen need replacement — we blend new boards into the existing floor and refinish so the repair disappears.
Laminate
The most vulnerable floor. Laminate cores are compressed fiberboard that swells permanently when soaked — flooded planks almost always need replacement. The good news: we can often replace only the affected area if matching planks are available.
Carpet
Clean-water soakings caught within 24–48 hours can sometimes be extracted, dried, and saved with a new pad. Carpet soaked by contaminated water, or wet for more than two days, should be replaced — the pad and subfloor below matter more than the carpet itself.
Luxury Vinyl Plank (LVP)
Waterproof at the plank level — the floor itself usually survives. The risk is water trapped underneath: we lift affected planks, dry the subfloor to prevent mold, and re-install. Click-lock LVP makes this repair far cleaner than glued floors.
Tile & Stone
The surface survives flooding, but water wicks through grout into the subfloor. Hollow-sounding tile after a flood signals a failing bond. We check moisture below, re-set loose tiles, and re-grout and reseal.
Subfloor
The hidden casualty in most floods. OSB and plywood that stay wet delaminate, rot, and grow mold under any finished floor. Every water-damage assessment we do includes subfloor moisture readings — fixing the visible floor over a wet subfloor just moves the problem down the road.

Hardwood Floor Repair
Restore your wood floors without full replacement
Hardwood floors are tough — but water, heavy furniture, and everyday wear take a toll. Boards warp, cup, crack, and split. Most of the time you do not need to replace the whole floor.
We repair and refinish hardwood floors throughout Maryland. We sand out scratches, replace damaged boards, and apply new finish coats to bring the floor back to life.
Water-Damaged Boards
We dry, sand, and refinish boards that absorbed moisture. Severely warped planks get replaced and blended to match.
Scratches & Gouges
Deep scratches and gouges get filled, sanded flat, and refinished. The result looks like new.
Warped & Buckled Floors
Buckling is usually caused by moisture under the floor. We fix the source, replace affected boards, and level the surface.
Gaps Between Boards
Seasonal humidity causes boards to expand and contract. We refill gaps so your floor looks tight and clean year-round.
Squeaky Floors
Squeaks come from loose boards or subfloor movement. We re-secure them from above or below without tearing up the whole floor.
Refinishing & Recoating
A full sand-and-refinish makes old floors look brand new. We match stain colors and apply commercial-grade finish coats.
Tile Floor Repair
Cracked, chipped, or loose tile fixed right
Cracked tile is more than an eyesore. Broken tiles have sharp edges that can cut feet. Loose tiles flex under weight and break faster. Damaged grout lets water seep underneath and rot the subfloor.
We replace cracked or broken tiles, re-grout deteriorated joints, and reseal surfaces. We work hard to match your existing tile and grout color.
We repair tile in kitchens, bathrooms, entryways, and throughout your home.
Tile Repairs We Handle
Floor Waterproofing
Stop damage before it starts
The best floor repair is the one you never need. Waterproofing your floors protects them from future water damage — especially in basements, bathrooms, and kitchens.
We apply moisture barriers, waterproof sealants, and recommend waterproof flooring materials for areas prone to spills and flooding. Luxury vinyl plank, for example, is 100% waterproof and perfect for basements and laundry rooms.
If your floor flooded once, it will flood again without the right protection. Let us help you stop the cycle.
Moisture Barriers
Installed under new flooring to block ground moisture in basements and slab-on-grade rooms.
Waterproof Sealants
Applied to tile grout, wood floors, and stone surfaces to repel water and prevent seepage.
Waterproof Flooring Materials
We install 100% waterproof luxury vinyl plank and tile for flood-prone spaces.
Subfloor Protection
Proper subfloor treatment prevents rot and mold after a water event.

Many times, yes. If the damage is caught early, we can dry, sand, and refinish affected boards. Severely warped or buckled sections may need replacement. We assess your floor first and give you honest options before any work begins.
Yes. We replace cracked or broken tiles, re-grout worn joints, and reseal tile surfaces. We match grout color and tile size as closely as possible so repairs blend in naturally.
We apply protective sealants and moisture barriers that block water from soaking into your subfloor or floor material. This is especially useful in basements, bathrooms, and kitchens. We also recommend waterproof flooring materials like luxury vinyl plank for flood-prone areas.
Mold can establish in 24–48 hours in a wet subfloor, and the DMV's humidity makes it faster in summer. That is why removing standing water immediately and drying the area with fans and a dehumidifier matters more than anything else you do. If a floor has been wet for more than two days, assume the subfloor needs to be checked before any repair goes on top of it.
Usually not — laminate cores are compressed fiberboard that swells permanently once soaked, so flooded planks need replacement rather than drying. However, we can often replace only the affected section if matching planks are available, and we always dry and inspect the subfloor underneath before installing anything new.
Often, yes — sudden and accidental water damage (burst pipes, appliance failures) is typically covered, while gradual leaks and outside flooding usually are not (flooding requires separate flood insurance). Photograph the damage before cleanup, keep damaged materials until the adjuster sees them, and ask us for a written, itemized repair estimate — insurers accept our documentation regularly.
We serve the DMV metro area — including Bethesda, Rockville, Silver Spring, Potomac, Gaithersburg, Chevy Chase, Germantown, College Park, Bowie, Annapolis, Laurel, and Washington DC and Northern Virginia.

5.0on Google“We had a last minute major issue in the flooring we selected from another flooring installer on our kitchen renovation and addition. We had initially loved another flooring choice that we saw at 2020 Flooring. Unfortunately we found out it had been discontinued. Carol from 2020 Flooring went above and beyond to help us locate the amount of LVP flooring we needed by scouring the country. She found just the right amount and was able to get the order expedited so we could continue on the time schedule with our general contractor. Bobby from 2020 Flooring was great in helping us remedy an issue with the subfloor. We now have the exact flooring we wanted which has made our new kitchen and addition complete. Can't thank them enough!”
“As an architect, from the moment we walked into 2020 Flooring, upon seeing a standout recommendation on NextDoor, I was immediately impressed with Bobby and Carol's technical expertise, friendliness and professionalism. They asked the right questions, took their time to weigh flooring options for us without pressure and worked hard to meet our budget for new floors for our townhome. They committed to a date for installation and made it work. Their crew, led by Mariano, was highly competent, discrete, meticulous and worked long hours to complete the job in time. They stand by their work proudly and their warranty is better than anyone else's. Our new floors are fabulous and we wholeheartedly recommend 2020 Flooring!”
“I spent many hours trying to select a quality vinyl floor with the right color combination for my house and Carol at IDESIGN made the job easy with a great selection that I am very satisfied with. In general IDESIGN carries a good selection of quality floors but the added value of Carol's design expertise made the difference and I greatly benefited from her help. Thanks Carol😊”
