LVP, the Most Installed Floor in Germantown, and Why
If we installed one product here more than any other, it is rigid-core luxury vinyl plank. It fits the housing stock almost perfectly: waterproof for lower levels and kitchens, stable enough for a townhome that runs warm on the top floor and cold in the walk-out, quiet underfoot with the right underlayment, and priced where a whole townhome is achievable.
It is also the product most likely to satisfy a condo or HOA sound requirement, because acoustic underlayments engineered for vinyl come with published IIC ratings, which is the documentation a board actually wants to see.

A three-level Germantown townhome typically has two full stair runs and a bedroom level, and carpet is still the right answer for all of it. It is warmer, quieter, which matters enormously in attached housing, and far cheaper to cover a bedroom level with than hard surface. We install solution-dyed nylon, high-twist PET, wool blends, and polyester through our carpet installation service.
Pad is not an upsell, it is the wear layer. Dense 8-pound rebond belongs under a bedroom, something firmer belongs on stairs where a soft pad crushes at the nose of every tread. All stair carpet is fabricated on site, tread by tread, and removal and haul-away are included.

Many condo and attached-townhome associations here require a minimum IIC or delta-IIC rating for hard-surface flooring installed above occupied space. We select an acoustic underlayment that meets your association's stated requirement, install to the manufacturer specification, and provide the product data sheet so you can submit it to your board. Bring us your covenant language at the estimate and we will spec to it.
Rigid-core luxury vinyl plank in the large majority of cases. Lower levels here are on slab or walk-out on slab, which rules out solid hardwood entirely and makes engineered wood contingent on moisture testing plus a barrier system. LVP is waterproof through the plank, stable across the temperature swing of a lower level, quiet with the right underlayment, and repairable one board at a time. Waterproof-core laminate is a reasonable lower-cost alternative where flooding is not a realistic risk.
It has genuinely changed. Current waterproof-core laminate carries AC4 and AC5 wear ratings, the ratings used for light commercial traffic, with embossed-in-register texture aligned to the printed grain, so it neither looks nor wears like the laminate that gave the category its reputation. Where it still disappoints people is when it is installed over an unlevel subfloor, because the click joints carry the load between boards. Prep is the whole game, and it is in our quote.
Yes. Unit turnovers, common areas, corridors, and amenity spaces are a regular part of our Germantown work. We can schedule around tenant move-out windows, work in multiple units in sequence, and provide the certificates of insurance property management requires.
