Hardwood on the Levels That Can Carry It

Hardwood belongs in Burtonsville homes on the right level, installed the right way. The upper level of a split, the main level of a colonial, the bedroom level of a townhome: those are above grade over conditioned space, and they will hold solid hardwood for decades in oak, maple, hickory, walnut, or cherry.

Split-levels are stair-heavy houses: half a flight up, half a flight down, a landing between, often a second run to a fourth level. We fabricate carpet on stairs on site rather than from a template, waterfall or cap-and-band, fitting each tread and winder individually so the pattern stays consistent through a turn.

For bedrooms we install nylon, solution-dyed polyester, recycled PET, and wool blends, with pad selected room by room rather than sold as one grade for the house. Below grade we use pad rated for below-grade installation and test the slab first, because a moisture reading is cheaper than a carpet installation that stays damp.

Bringing 1970s Oak Back Instead of Tearing It Out

Pull the carpet in a Burtonsville split-level built in 1972 and you will frequently find original oak strip flooring underneath, never refinished, in better condition than anyone expected because it spent fifty years under pad. Burtonsville Flooring FAQs

Rigid-core luxury vinyl plank is our standard recommendation, and it is what we install most often in that exact room in Burtonsville. It is waterproof through the plank, stable across the temperature and humidity swing of a partly below-grade space, and repairable board by board. Engineered hardwood is possible if slab moisture testing comes back within manufacturer spec and we install the specified barrier. Solid hardwood is not a safe choice below grade regardless of how dry the room feels today.
