Running Hardwood Through an Open Contemporary Plan
The original Columbia villages were designed around openness, with rooms that flow into each other and sight lines running thirty feet or more. That is exactly where hardwood floor installation stops being a formality: we set board direction off the dominant sight line and the joist run, not room by room, so the field reads as one continuous surface.
We plan where full boards land at the major openings and where the final row falls, so a prominent wall does not end in a two-inch rip. In the mid-century contemporaries, wider planks and lower-sheen finishes suit the architecture better than narrow high-gloss strip, which reads as a different era than the house.
Sunken Rooms, Split Levels, and the Transitions Between Them
Columbia contemporaries change elevation constantly. Those edges need matched stair-nose profiles, matched risers, and consistent reveal, which is also why the stairs and railings detail gets planned before the first board.

Restoring Original Village Floors and 1990s Builder Oak
Two very different refinishing jobs come up here. The first is original flooring in a Rouse-era home, often parquet, which is thin and adhered rather than nailed and tolerates far fewer passes than strip flooring. We assess it honestly, and where the material can be saved we save it, because it is not replaceable in kind.
The second is builder-grade oak in a 1990s Hickory Ridge or Dorsey's Search colonial, finished in the amber polyurethane of that decade. That is thick, forgiving material, and refinishing it in a current natural tone is the highest-impact, lowest-cost change available in the whole house.

Carpet for Bedroom Wings, Lofts, and Lower Levels
In a house with as much hard surface and as many hard angles as a Columbia contemporary, carpet does acoustic work as much as comfort work. Bedroom wings, lofts overlooking a two-story living space, and finished lower levels all benefit, and our bedroom carpet options run from solution-dyed nylon to recycled PET and wool blends.
Pad is chosen by room rather than sold as a single grade, and below grade we use pad rated for that use and test the slab first. Columbia has a lot of half flights and landings that turn, so all stair carpet work is fabricated on site.

LVP and LVT Behind the Walk-Out Slider
Nearly every original village home has a lower level that opens to grade through a slider, which is one of the defining moves of the architecture and also a direct path for water during a heavy storm. Rigid-core luxury vinyl plank is built for exactly that room: waterproof through the plank, unbothered by a slab that passes vapor, and repairable board by board.
Slabs of that era are frequently out of flatness tolerance for modern click-lock systems, and rigid core telegraphs anything beyond roughly 3/16 inch across ten feet. We straightedge, grind, fill, and moisture test before installing any basement flooring, and that work is priced in the quote rather than discovered on install day.

Laminate for Large Footprints and Rental Turnovers
Columbia has a substantial rental market, particularly in the townhome sections of Long Reach, Oakland Mills, and Owen Brown, plus a steady stream of owners preparing a village home for sale. Current waterproof-core laminate carries AC4 and AC5 wear ratings and covers a full main level in a consistent wood look for a number hardwood does not approach.
For an owner-occupied home meant to hold up for a decade we will usually point at vinyl or engineered wood instead and explain why. Either way, one rule holds: click joints do the structural work, so leveling and underlayment are quoted with every laminate installation up front.

Tile in Bathrooms, Entries, and Mid-Century Baths Being Rebuilt
Bathroom renovation is constant work in Columbia because so much of the housing stock has reached the age where the original bath is fifty years old. Those come apart to reveal mortar-bed installations, mud-set pans past their service life, and framing that was adequate in 1970 but is not adequate for a large-format porcelain floor today.
We assess deflection before specifying tile size and reinforce where the structure needs it, rather than setting tile and natural stone onto a floor that moves. Every wet area gets a bonded membrane, a correctly built pre-slope, and a flood test before the new bathroom flooring goes in.

Frequently Asked Questions About Flooring in Columbia

Parquet is thin and adhesive-set rather than nailed, so it tolerates far fewer sanding passes than strip flooring, often only one in its lifetime. We assess it before proposing anything, because sanding through a parquet tile is not recoverable. Where the material is too thin to sand, we can sometimes lift and replace damaged sections, or recommend a product that suits the architecture if replacement is genuinely necessary.
Rigid-core luxury vinyl plank. That room is a slab-on-grade level with a direct exterior opening, which means both vapor from below and the real possibility of water coming in during a storm. LVP is waterproof through the plank body, tolerates slab vapor, handles the temperature swing, and can be repaired one board at a time. We moisture test the slab and level it before installing, because that prep is what separates a floor that lasts from one that opens at the joints.
Interior flooring is generally not subject to the architectural review that governs exterior changes. What can apply is your individual condo or townhome association's rules, since attached and stacked units often require a minimum sound rating on underlayment beneath hard surfaces. Check your covenant documents and bring the language to the estimate. We install to those specifications routinely and provide the product documentation your board will want.
